Trash containers must be stored out of sight. Examples: either in the garage or behind fencing or screened from view. A combination of trees, hedges, shrubs, or fencing, approved by the ARC, may be used as screening. Trash may only be placed outside the evening before collection and must be contained to protect from animals or spillage. Trash containers must be removed from sight the same evening of collection.
Fencing is allowed but not required on all lots. Any fencing must be approved by the Architectural Review Committee unless it is a duplicate of the existing structure. The owner shall be responsible for the maintenance, repair, and replacement of perimeter fences. Replacements must be of material and design comparable to the original.
No commercial or non-motorized vehicles such as service-type vans or trucks, boats, trailers, marine craft, recreational vehicles, camper rigs, or machinery may be parked or stored on any lot unless completely concealed from public view. No vehicle may be parked to obstruct a sidewalk or on a grassy area or to obstruct access to another owner’s property or driveway.
The parking of any vehicle in a location other than a driveway, within an enclosed garage, or on a paved area designated for parking is prohibited. Storage of any vehicles in the street is prohibited.
Play structures, such as play forts and playhouses. Swing sets and other recreational equipment must have prior written approval of the HOA Board, taking into consideration the height, size, and location of the lot as well as visibility from the street.
No basketball goal, net, and/or backboard may be permanently mounted or attached to any dwelling or fence. Portable goals and/or backboards are allowed but must be stored out of sight when not in use.
No animals except common household pets may be kept, with a limit of 3 pets per household (The limit does not apply to hamsters, fish, small birds, or other constantly caged animals.) Pets are not allowed to roam free and must be on a leash when outside of a dwelling or fenced yard. When walking a pet, owners must pick up pet waste. **Please be considerate of neighbors by restricting your dog’s barking**
Although original documents indicated that outbuildings or sheds must be approved by the Architectural Review Committee, sheds and outbuildings are not permitted in Lake Creek Village. The change was approved by a vote of the HOA membership on September 8, 2018.
Homesites within the subdivision shall be limited to single-family dwellings, with occupancy limited to a single family. The dwelling may be leased only as an entire unit for a period of not less than a year, with tenants subject to the regulations of the HOA. All leases must be in writing. No fractional portion of the property may be leased. In the event of violations, the lease may be terminated by the Board of the HOA.
What About Signs for School / Politics / Security?
Only the following signs are permitted:
For sale signs: 1 sign on a lot, fastened only to a stake in the ground, limited in size to 2’ by 3’ and not taller than 3 feet above the ground.
Political signs: 1 sign per political candidate or ballot issue, not to exceed 4’ by 6’ in area. It may only be displayed from the 90th day preceding the date of the election and shall be removed before the 10th day after the election.
School Spirit Signs: Signs containing information about one or more children living in the home and the school they attend are permitted as long as the sign is not more than 36 inches by 36” and is fastened to a stake in the ground. Signs should be removed when no longer applicable.
Security Signs: Provided to an owner by a commercial security or alarm company are permitted but must be no more than 8 inches by 8 inches for a sign or 4 inches by 4 inches for a sticker. No more than one sign and no more than six stickers on the windows or doors.
No above-ground swimming pools are permitted. All underground pools and spas require prior written approval by the ARC.
Yes, however, all satellite dishes must be located so as not to be visible from the street (unless it is impossible to receive signals from that location). No exterior antennas are allowed.
No window or wall-type air conditioning unit is allowed. A window or wall-type air conditioning unit is allowed to benefit the garage only if it is located at the rear of the garage unit and is screened from public view and the view of any other dwelling. Prior approval by the ARC is required.
Owners are advised that there are ponds within portions of the green areas (i.e., at the corner of Bessie Owens Dr and Racetrack). Dangerous conditions may exist in the pond, such as holes, roots, stumps, ditches, erosion, or streams. Water levels may vary. There may be times when chemicals or fertilizers may be applied to portions of these areas. Caution should be exercised.
All modifications or improvements to any home that changes the original approved construction of your property/home must be submitted to the Architectural Review Committee (ARC) for approval. Contact a board member or consult your HOA Directory for a list of names.
